Overview of our services:
There is no set-up fee. We work on a “No Booking, No Fee” basis.
Our relationship with owners is on a non-exclusive, ‘no contract’ basis and
owners are
free to advertise anywhere elsewhere and with any other agent.
You are given full details of any booking request
received. From there you decide whether to accept or
decline the booking request. If you accept the booking
request the client will be informed. If they proceed to
book we will process the payments and administer the
booking on your behalf.
Immediately after the balance is paid, directions, arrival and
access instructions are forwarded to the client. If required by the client, we will
arrange airport taxi transfers and car hire. We liaise with you or your
property management so that your guest's arrival at the property proceeds
smoothly.
We will deal with any questions the guest
may have up until their arrival. Once the guests
arrive at your property they will have the contact numbers of the person
who manages the property in case of any problems.
Property Management.
Good Property Management is vital for the smooth running of your rental
business. If you are not managing the property yourself, your Property
Management becomes your representative. They should “meet
and greet” your guests (on arrival or no later than the following morning)
and deal promptly with any problems that arise. They would also be
required to collect payments for any extras, such as air-con and also the
damage deposit if one is required. We will liaise directly with your
Property Management or yourself with flight numbers and arrival times.
Also we will inform the client if they will be met at the property or
where to locate the key and when to expect a visit from the owner or
Property Manager.
Two week bookings: there must be a changeover of sheets and towels at the
beginning of the second week of the holiday.
A basic complimentary Welcome Pack should be supplied (for example: tea,
coffee, milk, sugar, bread, water, juice, etc.). If you prefer, you can
list this as a chargeable optional extra.
Retail Figures (your advertised price).
All prices must be listed in GBP Sterling. Prices must not be more than
advertised elsewhere.
When entering prices, keep in mind that (generally) the seasons breaks down as
below. However, you can set your prices however you prefer.
Jan, Feb, March, Nov, Dec = Low Season
April, May, June, Oct = Mid Season
July, Aug, Sept = High Season
The system allows you to create Seasons and set your
prices. You can also set Early and Late Booking
Discounts.
Damage Deposits.
You may choose to take a damage deposit from the Party Leader on arrival
at the beginning of the stay. Within your property details it is possible
to notify the clients of the requirement of a damage deposit. We advise:
£100 - £150 GBP for villas and £50 GBP for apartments. You (or your
property manager) would be required to refund the damage
deposit (less any charge for damage) directly to the
client at the end of their stay.
Depending on
the payment method chosen by the client, we can retain a
damage deposit on your behalf. You will be informed with
the booking details if we have taken a damage deposit.
In this case you would need to contact us within 7 days
of the end of the stay to inform us if an amount should
be deducted from the damage deposit before we refund the
client.
Air-conditioning.
Please indicate whether A/C or heating is included in your prices or is an
optional extra. The A/C/heating can be listed as an optional extra. The
standard optional charge for AC/heating is £3.00 GBP per
unit/per day. Any money for A/C or any other extras must be collected by
your property manager on your behalf.
Photos.
The system allows you to enter your own photos. Uniquely for
any rental website, up to 20 photos can be listed and 10
in a slide show! Please use your best photos as this is
your main selling point and the decision to book is
based mainly on the attractiveness of the photos and how
the property is presented in them. Please make sure the
photos are around 350 pixels before uploading to the
system, otherwise your property details will take too
long to load and the renter will get bored and move on

Availability Calendar.
Important: Each property has an online calendar and the availability must
be kept up-to-date. It is simple an easy to update availability.
Up-to-date availability saves both you and the renter
time with enquiries where there is no availability.
Also, bookings
can be lost because of the time lag between a renter checking availability
with the owner and the renter receiving the information back from the
owner - very often they will have moved on to another
property. An up-to-date calendar prevents these problems
and the renter appreciates the efficiency of the owner. Unfortunately, we are
not able to list a property where the availability calendar is not
maintained.
Manage
Bookings.
The system enables you to keep track of, manage and edit
all your bookings in one place.
Your
Bookings.
Unique Feature: You will be supplied with
a unique link which you can add to your emails and and
website. Any enquiries or bookings which are generated
through your 'Owner Link' are not subject to any
commission or fee. In your admin area you will be able
to identify your "Owner Bookings" which you will
administer yourself, collect payments, etc. The system
also allows you to directly add your own bookings. You
will be able to keep track of all you bookings in one
place. When you directly add your own bookings your
calendar automatically updates the availability.
Owner
Admin Area
Your Owner Admin Area is packed with features which
enable you to display, advertise and market your
property in the best possible way. You are also able to
manage and keep track of all your bookings. There are
too many features to list here. Register now and list

Terms
and Conditions.
You are able to add your Terms and Conditions on your
Property Details (the deposit must always be 30% and the
balance due 56 days before arrival). Click on the

Your
Own Website.
For a small annual fee you can choose to have your own
website. Fully manageable and with a unique Web Address
to display on your emails and advertisements. Click on

Payments to you.
Bookings generated by PaphosProperty.com: All monies collected from clients (deposits and balances) are
retained in a separate Client Account. We pay owners and ourselves as
soon as the clients arrive at the property. Our commission on confirmed
bookings: 20% of the booking price.
Deposits, Balances and Cancellations.
For all bookings, we take a non-refundable 30% deposit from the client. In
the event of a cancellation (before the balance is paid) you will receive
the deposit amount less our commission charge of 20% of the deposit
amount. We will then re-market the property for the cancelled dates. If
there is a cancellation after the balance is paid you will receive the
deposit and the balance less our commission charge of 20%.
Remember: your adverts and webpage are FREE of charge and there is no
set-up fee. Our fee is due on a success only basis for confirmed bookings.
Your advert will also be included free on our associated websites. There
is no formal contract and you are free to cancel your advert at any stage.
Please note: we retain the right to decline a property which we feel is
not suitable as a holiday rental, is not ready to receive holiday-makers
or where the rental prices asked are not inline with the current market
prices for similar holiday rentals.
