This privately owned luxury villa is set on a large plot (750 sq m) with stunning panoramic views of the Mediterranean. It is situated at the end of a cul-de-sac in an exclusive private development only 3 minutes drive from the picturesque village of Pegeia (Peyia) and 7 minutes drive from Coral Bay. Peyia is a self-contained village with a number of good restaurants, a supermarket, a baker, a delicatessen, three banks and a pharmacy. There are more shops and bars at Coral Bay, which also has the best sandy 'blue flag' beach in the Paphos area. The property has 4 large bedrooms, 3 bathrooms, 2 lounge areas, 2 dining areas, 2 kitchens and is ideal for one or two families. The villa has an 8m x 4m swimming pool with a large outdoor dining area and a large private garden. It also has a large roof terrace with panoramic views of the Mediterranean. This is an ideal place to relax but, if you want a more active holiday, there are numerous leisure activities close at hand (see below).

Peyia is 10km (20 mins drive) north of Paphos. It is a traditional Cypriot village with a large church. It has a good selection of reasonably priced restaurants and tavernas where you can eat outdoors on summer evenings. Coral Bay, with its wider range of restaurants and bars is only 10 mins drive away, as is Coral Bay Beach - a long sandy 'blue flag' beach which is ideal for adults and children alike. The beach slopes gently into the clear warm sea and there are sun loungers and umbrellas for rent. There is also a choice of two beach cafes. St. Georges and the beautiful Akamas National Park are only 15 mins drive to the north of the villa.

As the villa is set on a hillside, the main living area is on the same level as the front drive and inside there are stairs leading down to the pool area and up to the large roof terrace with its own barbeque and shaded seating area. The main living area has a large open plan lounge dining area with three sets of patio doors leading onto a long balcony overlooking the sea and the pool area. Leading off the main living area is the well-appointed master bedroom with its own en-suite bathroom with bubble-jet bath and twin basins. There is a large window looking out to sea and double patio doors onto the front balcony. There are two further bedrooms (one double and one twin) on this level that share their own shower room. There is also a fully equipped kitchen with an electric hob, a microwave oven and a fridge.

The lower (pool) level Stairs lead down to the lower level where there is a large kitchen/family room with its own lounge/dining area. There is a door leading to a large double bedroom with an en-suite shower room and its own door to the pool area. The kitchen is fully equipped with an electric oven, a gas hob, a fridge/freezer, a dishwasher and a washing machine. There is also a breakfast table with 8 chairs as well as two settees and a TV, DVD and VCR. Outside there is an outside dining area, next to the pool, with a table, sun umbrella and 8 chairs. There is also a poolside shower.

Further information There is someone who comes regularly to maintain the pool and garden and who is on hand to answer any questions you may have. Bed linen and towels are supplied and are changed once a week. Cots, high chairs etc. are available on request. Guests should bring their own beach towels. All bedrooms have plenty of wardrobe space. There is full air conditioning available as an optional extra. Children are welcome and there is a good local babysitting service. There is a covered car port and additional parking in the cul-de-sac.
